Best Post Construction Cleaning Software in 2026 (Ranked)

13 min read

QuoteIQ is the software I'd put a post-construction cleaning company on in 2026. I run my own pressure washing business on it and I co-founded the company, so weigh that, but the fit is real: Good/Better/Best estimates map straight onto rough, light and final cleans, e-signatures and deposits come on every plan, and entry is $29.99 a month with one user included. It does not measure interior square footage, so if your whole business is bidding builder packages by the foot, CleanGuru and Ganarpro earn a look. Here is the full ranking, with every price taken from the vendor's own page.

TL;DR

  • QuoteIQ — $29.99/mo with one user. Best all-round pick if you want the bid, the signature, the deposit and the invoice in one app.

  • CleanGuru — $79/mo. Best for square-foot bids: it has a dedicated Post Construction Cleaning module with rough, final and touch-up work types.

  • xiriOS — free Bid plan, then $9/mo. Best cheap bid tool for a solo cleaner, but its scheduling and invoicing plans are still marked Coming Soon.

  • Ganarpro — price not published. Best for commercial bid packages with phase math and a proposal generator.

  • Swept and ServiceBridge — from $30/mo and $24.95 per user. Best when your crews also run recurring janitorial routes with checklists.

  • Jobber and Housecall Pro — $49/mo and $79/mo. Solid general field service apps, but neither is built around phased construction bids.

How I Picked These

I'm Mike Vidan. I own All American Pressure Cleaning and I co-founded QuoteIQ, which is why it's #1 here: that's my honest position, not a finding. I use QuoteIQ in my own businesses. I haven't run the other seven on a job, so everything I say about them comes from their published pricing and feature pages, checked October 15, 2026. I weighed four things: how fast a bid goes out with rough, light and final clean broken apart, whether the app collects a signature and a deposit before the crew mobilizes, what it costs a crew of one to ten, and whether it works from a phone on a job site. This list is for post-construction cleaning companies working for builders, general contractors and property owners. I use standard monthly pricing only, and where a vendor won't publish a price or doesn't label the billing period, I say so instead of guessing.

1. QuoteIQ — Best Overall for Post-Construction Cleaning

What it is

QuoteIQ is the field service app I co-founded, built around sending a quote from your phone before you leave the property. For post-construction work the useful pieces are Options estimates, which give you Good/Better/Best tiers that I'd set up as rough clean, rough plus light clean, and full final clean, and Package estimates for bundling exterior add-ons like windows or pressure washing. E-signatures and deposit requirements are on every plan, and the calendar handles multi-day jobs for a site that takes four days.

Pricing

Essentials is $29.99 a month with one user, Beginner is $99.99 with two, Pro is $199.99 with four, Elite is $299.99 with ten, and Max is $699.99 with twenty. Extra users are $25 a month on any plan, and every plan has a 14-day trial. The live numbers are on the pricing page, and you can book a demo if you'd rather see it first.

Where it fits

Owner-operators and crews of one to ten who bid from a walkthrough and want a signed estimate, a deposit and a photo record in the same app. Beginner adds MapMeasure Pro for satellite measurement of the lot and other exterior surfaces, QuoteIQ Cam for inspection reports, job forms and before-and-after photos, which is how I'd document a punch-list walkthrough, and contract attachments for the insurance certificate a builder asks for. Pro adds job costing so you see profit per site. Elite adds Pipelines, capped at five, so builder, GC and property-manager leads can each get a board. My janitorial bid software roundup covers the bid math in more detail.

Tradeoffs

QuoteIQ does not read a floor plan or measure interior square footage. MapMeasure Pro traces roofs, lawns, driveways and concrete from satellite imagery, so you type the interior number from the plans or your walkthrough. There is no built-in cleaning bid calculator either; you build rough, light and final from your price book. Proposal sends spend IQ Credits on Essentials through Pro (Elite waives the charge), and photo documentation and measurement start at Beginner, so a crew that wants them is looking at $99.99, not $29.99.

"This is the best software for pretty much any independent contractor!" — Sunshine Extreme (App Store review)

2. CleanGuru — Best for Square-Foot Bids and Inspections

What it is

CleanGuru's bidding tool, CleanBid, sells its work as modules, and one of the eight is Post Construction Cleaning. Per its page, you choose commercial or residential, pick from 18 building types, set Initial/Rough, Main/Final or Touch-up/Re-Clean work, and enter total square footage so it estimates room-level measurements you can edit. It prices in wage, difficulty and customer expectations, has a window section for sticker and drywall compound removal, and makes work tickets with contacts, directions and access codes for specialty teams.

Pricing

The pricing page lists Basic at $79 a month (one module, five users), Guru at $129 (all modules, 10 users) and Guru Plus at $159 (all modules, 15 users). Extra cleaners are $5 a month. The pricing page says to try it free for 14 days, while the module page says 30 days, so confirm before you sign up.

Where it fits

The bid is your business: you walk a new build, enter the footage, and send a phase-split proposal. The plans also list scheduling, timekeeping with geofence, QuickBooks connect and the CleanQC inspection app. If proposals are your bottleneck, read my proposal software roundup for commercial cleaning too.

Tradeoffs

It's a janitorial system first. The module page doesn't list per-square-foot rates or named bid templates, so you still bring your own numbers, and I found nothing on the pages I read about Good/Better/Best options or a contractor-style sales pipeline. Two trial lengths on two pages is a small thing, but it tells you to check the details.

3. xiriOS — Best Free Bid Tool for Solo Operators

What it is

xiriOS is cleaning-business software from XIRI. Its post-construction page lists phase-based pricing (rough clean, final clean, touch-up), a square-footage calculator for new construction, punch list tracking with photo documentation, scheduling tied to GC milestones and progress invoicing by completed phase. It puts the price at $0.15 to $0.75 per square foot depending on phase.

Pricing

The pricing page shows a free Bid plan (one user, up to three active bids, PDF proposals) and Bid Plus at $9 a month (up to three users, unlimited bids). Grow at $39, Pro at $79 and Business at $119 a month were all marked Coming Soon when I checked. Extra users are $3 a month. There is also a free bid calculator.

Where it fits

A solo cleaner who wants a phase-based bid and a PDF proposal this week for between nothing and $9 a month, and who plans to add scheduling and invoicing once those plans ship. The features page shows the whole roadmap.

Tradeoffs

The post-construction page lists scheduling and progress invoicing, but the pricing page marks the plans that carry invoicing, scheduling and job costing as Coming Soon, so today you're buying a bid tool, not the whole operation. The free plan caps active bids at three, and the trial is described as 60 days on some pages and 14 days on another.

4. Ganarpro — Best for Commercial Bid Packages

What it is

Ganarpro is a construction contracting platform, and its Cleanup Calculator is a configure-price-quote tool for construction cleaning. It works out job hours, splits work across phases, prices by region and building type, and offers 7%, 15% and 28% margin options. A proposal generator turns that into a phase-by-phase bid with add-ons like pressure washing or windows, and it has a CRM. Ganarpro's own blog post on the calculator describes Rough, Final and Fluff phases.

Pricing

Ganarpro doesn't publish a price on the pages I could read. Its pricing page loaded as an empty JavaScript shell for me, so I can't quote a plan. It shows Try Free buttons but states no trial terms.

Where it fits

Cleaners who answer invitations to bid. Its page says you can paste Invitation to Bid details into the notes field, and it claims a bid takes two to three minutes versus 30 to 45 by hand. That's their claim, not mine.

Tradeoffs

No published price, and on the pages I read its app list is estimating, proposals and CRM, with no scheduling, dispatch or invoicing for a crew. You'd likely pair it with a field app.

5. Swept — Best for Recurring Janitorial Crews

What it is

Swept is janitorial operations software: scheduling, time tracking, inspections, checklists and work orders and one-time cleanings for crews that clean buildings on a routine.

Pricing

Pricing is set by location bands, and the pricing page shows Launch starting at $30 a month, Optimize at $150 and Scale at $225, with 20% off annual billing. Going by the page's feature headings, inspections sit under Optimize, and one-time work orders, checklists, profitability reporting and a client portal sit under Scale. The page doesn't state a trial.

Where it fits

Post-construction is one line of business next to janitorial contracts you service every week. The profitability reporting is the part I'd look at. My work order software roundup compares it with other options.

Tradeoffs

It isn't a bid tool: nothing on the pricing page is a phase-based estimate, so you'd bid somewhere else. Starting prices rise with location count, and inspections and work orders cost you the higher tiers.

6. Jobber — Best General Field Service Option

What it is

Jobber is the field service app most cleaners have heard of. Its cleaning page describes branded quotes with photos and optional add-ons, scheduling with a Find a Time feature, recurring cleans, and checklists, notes and photos in the mobile app, backed by its field documentation tools.

Pricing

Month to month, the pricing page shows Core at $49 (one user), Connect at $139 (one user), Grow at $199 (one user) and Plus at $499 (five users). Extra users are $29 a month, and there is a 14-day trial.

Where it fits

A crew that does recurring cleans plus some post-construction work and wants a familiar app. My full Jobber vs QuoteIQ comparison has the side-by-side.

Tradeoffs

Jobber prices per seat. Ten users on Grow is $399 a month on the page, while QuoteIQ's Elite includes ten users at $299.99, though the feature sets differ. The cleaning page I read describes recurring cleans and add-ons rather than phased construction bids, so you'd build rough, light and final as line items.

7. ServiceBridge — Best for Checklist-Driven Crews

What it is

ServiceBridge is the one general field service tool here whose janitorial page names post-construction messes, next to daily office cleaning. It leads with fillable crew checklists, custom PDF forms and scheduling, and its footer lists digital work orders, dispatch, invoicing and payments.

Pricing

The pricing page lists Essential at $24.95 per user, Enhanced at $29.95 and Complete at $34.95. Prices are labeled only "/mo" with no billing period shown, and the page says published pricing is for new customers only. It states no trial and offers a demo instead. Essential includes estimates, invoices and work orders.

Where it fits

Crews where the checklist is the product, and a general contractor wants proof that every room was signed off. The features page covers the rest. My digital checklist software roundup compares the checklist tools.

Tradeoffs

Per-user pricing adds up: ten cleaners on Essential is $249.50 a month. The janitorial page doesn't mention inspections, and nothing I read describes phase-based construction bids.

8. Housecall Pro — Best for Residential-Heavy Teams

What it is

Housecall Pro has estimating, scheduling and invoicing pages, plus industry pages for janitorial, home cleaning and commercial services. None of the industry pages I saw mentions construction cleanup.

Pricing

The pricing page shows Basic (one user) at $59 a month billed annually next to $79, Essentials (five users) at $149 next to $189, and Max (eight users) at $299 next to $329, with $35 per additional Max user. I read the higher figures as month-to-month, but the page doesn't label them and shows promo prices beside them, so check at checkout. There is a 14-day trial.

Where it fits

Teams that split time between post-construction work and residential or commercial service calls and want a polished dispatch app. My Housecall Pro vs QuoteIQ comparison goes deeper.

Tradeoffs

The billing toggle changes the price you see, and construction cleanup isn't a named use case. Basic covers one user, so a crew needs Essentials or Max.

What Operators Say

The review database has no post-construction cleaning tag, so these come from other trades. They're about the app, not the cleaning.

"Honestly one of the most dedicated and straight forward platforms for business owners." — Cameron Hickman (Google Play review)
"App is very thorough but easy to use at the same time." — Robert Koestner (Google Play review)

Frequently Asked Questions

What is the best software for post-construction cleaning companies in 2026?

It depends on whether the bid or the whole job is your bottleneck. For the whole job I rank QuoteIQ first: Good/Better/Best estimates for rough, light and final cleans, plus e-signatures and deposits on every plan, from $29.99 a month with one user included. I co-founded it, so weigh that. If your work is mostly square-foot bids, CleanGuru's Post Construction Cleaning module is built for it. Margins matter because the Census Bureau put August 2026 construction spending at a $2,203.1 billion annual rate, down 1.7 percent from a year earlier. Read the eight entries above for who each one fits, and my janitorial bid software roundup for the bid math.

How much does post-construction cleaning software cost?

Entry prices run from free to about $80 a month. xiriOS has a free Bid plan and Bid Plus at $9 (pricing). QuoteIQ starts at $29.99 (pricing), Jobber's Core is $49 (pricing), and CleanGuru's Basic is $79 (pricing). Housecall Pro's Basic reads $79 on its pricing page. ServiceBridge charges $24.95 to $34.95 per user, and Swept starts at $30 for its entry location band. Ganarpro doesn't publish a price I could read. Plans that add inspections, job costing or scheduling cost more: QuoteIQ's Beginner is $99.99 and Pro is $199.99. Annual billing lowers some of these, but every figure here is a standard monthly price checked October 15, 2026.

How do you price a post-construction cleaning job?

Most bids start with square footage by phase, then adjust for labor and difficulty. Angi reports most professionals charge around $0.25 per square foot and a national average of $477 per project across 3,079 verified projects (updated September 3, 2026), which skews toward homeowner jobs. xiriOS quotes $0.15 to $0.75 per square foot depending on phase. Labor is the swing factor: BLS doesn't break out post-construction crews, but janitors and building cleaners had a median of $17.71 an hour in May 2025. Price rough, light and final as separate lines so you can see the margin on each, and walk the site before you commit to a footage number.

What are the phases of post-construction cleaning?

Crews usually work in three passes: a rough clean for heavy debris and dust once the trades finish, a light or main clean for surfaces, fixtures and floors, and a final clean or touch-up before handover. CleanGuru labels them Initial/Rough, Main/Final and Touch-up/Re-Clean, and xiriOS says rough, final and touch-up. One safety point: OSHA's construction silica standard, 29 CFR 1926.1153, says employers shall not allow dry sweeping or dry brushing where it could contribute to silica exposure, with wet sweeping or HEPA-filtered vacuums as the alternatives. Check whether it covers your crew, and price wet methods into the rough clean.

What features does post-construction cleaning software need?

Five things matter: a phase-based estimate so rough, light and final show as separate lines or tiers, a quick way to enter square footage, a signed approval and deposit before the crew mobilizes, photo documentation with a punch-list or inspection form for the walkthrough, and scheduling that handles multi-day jobs. QuoteIQ covers the estimate tiers, signature, deposit and calendar on every plan, with photos and inspection forms through QuoteIQ Cam from Beginner and job costing on Pro so you see profit per site. xiriOS lists punch list tracking with photos, and CleanGuru lists the work-type split. Skip anything you won't use.

Is there free software for post-construction cleaning bids?

In a limited way. The xiriOS Bid plan is listed as free for one user, with up to three active bids, PDF proposals and a small CRM, and its bid calculator is a free tool. Ganarpro shows Try Free buttons without stating terms, and CleanGuru's pricing page offers a 14-day trial rather than a free plan. QuoteIQ has a 14-day trial on every plan. Swept's and ServiceBridge's pricing pages show no free plan. Free tiers are fine for testing a bid format, and if you only bid a few jobs a month the xiriOS plan may be enough, but they cap bids and contacts, so a company running several sites at once will outgrow them quickly.

How long is the free trial for post-construction cleaning software?

QuoteIQ gives every plan, Essentials through Max, a 14-day trial, and a credit or debit card is required to start. Jobber's pricing page lists 14 days with access to its Grow plan features, and Housecall Pro's lists 14 days with access to its Max plan features. CleanGuru's pricing page says 14 days while its module page says 30, so confirm which applies. xiriOS shows 60 days on one page and 14 on another. ServiceBridge and Swept state no trial on their pricing pages and send you to a demo. Start the trial on a real upcoming bid, not a test one, so you learn whether the layout fits your phases, and check that the trial covers the tier you'd actually buy.

Can one app handle bidding, scheduling and invoicing for post-construction cleaning?

Partly, depending on how complex your bids are. All-in-one apps like QuoteIQ, Jobber and Housecall Pro handle the estimate, schedule, invoice and payment, but they leave the per-foot math to you. Bid specialists such as Ganarpro's Cleanup Calculator and CleanGuru's module do the phase math and proposal better, and CleanGuru's plans add invoicing and scheduling too. xiriOS lists invoicing and scheduling in plans marked Coming Soon. If you want one subscription, QuoteIQ is my pick. If bids are your bottleneck, start with the bid tool and add a field app later, and see my recurring billing roundup once the work turns into contracts.

Bottom Line

If I were starting a post-construction cleaning company today, I'd run it on QuoteIQ: price rough, light and final as options, get the signature and deposit, document the walkthrough with photos, and send the invoice from the same app. Where it falls short is interior takeoff and a built-in cleaning bid calculator, and that's where CleanGuru and Ganarpro are stronger. Pick the tool that fixes your slowest step, not the one with the longest feature list. Book a QuoteIQ demo and bring a real bid.
