Best Parking Lot Striping Software (2026): Top 8 Compared

11 min read

The best parking lot striping software in 2026 is QuoteIQ, the quoting, scheduling and invoicing app I co-founded and run my own pressure washing business on. It traces a lot from satellite imagery, drafts line-item quotes for stalls, fire lanes and ADA symbols, and starts at $29.99 a month, though measuring begins on the $99.99 Beginner plan. I've never run a striping crew, so below I tell you where the other seven tools beat it.

TL;DR

  • QuoteIQ — $29.99/mo ($99.99 once you add measuring). Best all-in-one for striping crews of one to ten trucks.

  • SiteRecon — $250/mo. Best for measuring big lots without a site visit.

  • OneCrew — demo-only pricing. Best for paving shops that bid from maps and plans.

  • Jobber — $49/mo. Polished scheduling, but no measuring tool.

  • Contractor+, Markate, PlanSwift, Workiz — a free tier, $49.95/mo, $2,000/yr and quote-only. Pick by whether you want a free start, add-on pricing, plan-set takeoffs or dispatch.

How I Picked These

I run All American Pressure Cleaning in Savannah and co-founded QuoteIQ, so I'm a pressure washer ranking tools for striping crews, not a striper. I weighed what a striping bid needs: measuring a lot without a second site visit, quoting by stall and by line item, scheduling crews across several lots a night, and price at one to ten trucks. Every price comes from each vendor's own pricing page, checked October 14, 2026, at standard monthly rates. Where a vendor publishes no price, I say so. I left out any tool whose own pages I couldn't read this month, and my notes on competitors come from those published pages, not from running their software on a crew. Line quality is safety work: FHWA's 2022 final rule set a new minimum retroreflectivity standard for pavement markings and cites a nighttime fatality rate roughly three times the daytime rate.

1. QuoteIQ — Best Overall Parking Lot Striping Software

What it is

QuoteIQ is the all-in-one app I use for my own business and co-founded. For striping, MapMeasure Pro traces stall rows, fire lanes, curbs and islands on satellite imagery, then saves the footage into an estimate. The AI Estimator drafts line items at local pricing, and QuoteIQ's line striping page lists stall re-stripes, arrows, ADA symbols and curb painting as the jobs it quotes. Its app ratings average 4.7 across 4,103 reviews.

Pricing

Essentials is $29.99 a month for one user. Beginner is $99.99 (two users), Pro $199.99 (four), Elite $299.99 (ten) and Max $699.99 (twenty), with extra users at $25 a month on any plan. The trial runs 14 days. Per QuoteIQ's pricing plans article, MapMeasure Pro starts at Beginner and route optimization needs Elite or Max.

Where it fits

It fits one-to-ten-truck striping and sealcoating shops that want measuring, quoting, scheduling and invoicing in one place. If you run multiple lots a night, Elite adds route optimization and Route Density Zones, which I wrote up in the route density launch post. Book a demo if you want to see a lot measured live.

Tradeoffs

MapMeasure Pro's page doesn't mention counts, so you count stalls yourself and enter the quantity. QuoteIQ also says aerial measurements are estimates to confirm on site, and its pages list no CAD or plan-set takeoff. Measuring isn't on Essentials, and extra users add $25 each.

"The interface is easy to use and for my new pressure washing business it's great to have a simple platform to operate from so that I can focus on what I do best which is pleasing my customers." — Michael Posey (Google Play review)

2. SiteRecon — Best for Measuring Big Lots Without a Site Visit

What it is

SiteRecon is takeoff software for paving and asphalt contractors. Its paving page says it measures parking lots and striping zones in 10 to 15 minutes without a site visit, and a measurement team handles complex lots in 24 to 48 hours. Those timings are SiteRecon's own claims.

Pricing

SiteRecon's pricing page shows Growth at $250 a month with two creator seats (extra seats $39), Teams at $400 with five seats, and Partner at $500 with five seats. Each includes $200 in takeoff credits. Buttons read "Talk To Sales" and no trial is listed.

Where it fits

It fits shops that bid large commercial lots and would rather hand off measuring. Its integrations page lists Jobber and OneCrew, so it pairs with a scheduler.

Tradeoffs

It's takeoff, not scheduling or invoicing, so you still need a second tool. The paving page doesn't mention stall counts, and $250 a month is a lot for a solo crew.

3. OneCrew — Best for Paving Shops Bidding From Maps and Plans

What it is

OneCrew is job management for paving contractors. Its mapping, estimates and proposals feature lets you draw on satellite imagery or uploaded blueprints and calculates area, perimeter and edge measurements. The proposal goes out as a PDF or web link for e-signature, and signed work moves into scheduling and dispatch.

Pricing

OneCrew publishes no price. Its own asphalt estimating guide describes seat-based pricing quoted during a demo.

Where it fits

It fits paving shops where striping is one line in a bigger project. OneCrew also publishes a parking lot striping estimate template that points back to its estimating tool.

Tradeoffs

The estimating page doesn't mention striping, there's no public price, and you have to book a demo to see a number.

4. Jobber — Best Polished General-Purpose Scheduler

What it is

Jobber is a general field service app. Its features page covers quotes built from templates on site, a drag-and-drop calendar with a map view, job costing and a client portal. Its scheduling page is where route optimization is listed.

Pricing

On Jobber's pricing page, month-to-month Core is $49 for one user, Connect $139 (one user) or $199 (five), Grow $199 or $299, and Plus $499 for five users. Extra users cost $29 a month.

Where it fits

It fits crews that want a clean scheduler and invoicing without learning much. My Jobber, Housecall Pro and QuoteIQ comparison covers it in depth.

Tradeoffs

Jobber's features page lists no property or area measuring tool, striping isn't mentioned, and its pricing page doesn't say which plan includes routing. Costs climb as you add users.

5. Contractor+ — Best Free Starting Point for Paving-Adjacent Shops

What it is

Contractor+ is an all-in-one contractor app. Its paving page lists phased project management with progress billing, Estimatic AI estimating that pulls supplier material prices, a live crew map, dispatch and route optimization.

Pricing

Contractor+'s pricing page lists a free tier (250 leads and clients, five estimates or invoices a month), PRO for one user, PRO TEAM at $58 for two users plus $20 per extra, and MAX at $500. The body shows PRO at $29, but the page metadata says $49 and $98, so confirm the live price.

Where it fits

It fits tiny shops that want to start free and add paving-style project billing later.

Tradeoffs

The paving page doesn't name striping or measuring, the price figures conflict, and the pricing FAQ says all sales are final.

6. Markate — Best À La Carte Pricing for Small Crews

What it is

Markate is a service business platform. Its why Markate page lists the Kate AI Estimator, which prices jobs from photos or details, plus scheduling, a route planner, online booking and invoicing. Its estimator page has the detail.

Pricing

Markate's pricing page shows Owner Operator at $49.95 billed monthly, with $5 per extra employee. Online booking, proposal templates, a branded customer portal and automated review requests are $10 a month each.

Where it fits

It fits one-truck striping operators who want to start cheap and add only what they use. See my Markate vs QuoteIQ comparison.

Tradeoffs

The $10 add-ons stack up, and Markate's pages mention neither striping nor a measuring tool.

7. PlanSwift — Best for Plan-Set Takeoffs

What it is

PlanSwift is takeoff and estimating software for PDF and CAD plan sets. Its features page lists Auto Count, Auto Scale, manual area, length and count measurement, and assemblies, and it opens PDF, DWG, DXF, JPG and TIFF files.

Pricing

PlanSwift's pricing page shows Essential at $2,000 a year for one seat and Core at $3,000 a year, which adds Auto Takeoff. It sells annual plans only and offers a 14-day trial.

Where it fits

It fits estimators who bid striping from site plans, such as public works or large commercial jobs.

Tradeoffs

The features page doesn't mention pavement marking, and nothing on the pricing page covers scheduling, invoicing or customers. It's an estimating tool, not a business app.

8. Workiz — Best for Quote-Based Dispatch

What it is

Workiz is field service software for scheduling, dispatching, real-time technician tracking, payments and invoicing, per its FAQ.

Pricing

Workiz's pricing page shows Standard, Pro and Ultimate, each with a "Request pricing" button and no dollar figure. The FAQ mentions a 7-day free trial.

Where it fits

It fits dispatch-heavy crews comfortable asking for a quote first.

Tradeoffs

There's no published price, and the industries named on the FAQ are HVAC, plumbing, electrical, garage door, locksmith and appliance repair. It lists no striping use and no measuring tool.

What Operators Say

The reviews database has no striping or paving tag, so the quotes in this post come from other trades, mostly pressure washers.

"This app has been an essential tool in helping me start my business and taking a lot of the load off my shoulders with pricing." — Michael Mays (Google Play review)
"Has made managing my pressure washing business alot easier and way more efficient." — Diego Salinas (Google Play review)

Frequently Asked Questions

What is the best parking lot striping software in 2026?

QuoteIQ is my pick for striping crews of one to ten trucks, because it measures lots from satellite imagery, drafts line-item quotes, schedules crews and sends invoices from one app. Measuring starts on the $99.99 Beginner plan, while the $29.99 Essentials plan skips it. If big commercial takeoffs are your bottleneck, SiteRecon starts at $250 a month, and if you bid from CAD plan sets, PlanSwift costs $2,000 a year. Every pick here is based on published pages, and my read could differ from yours at three trucks or thirty. I co-founded QuoteIQ, so weigh that, and see my guide to what a striping CRM should do.

How much does parking lot striping software cost?

Expect roughly $30 to $300 a month for an all-in-one app, and more for takeoff tools. QuoteIQ runs $29.99 to $699.99 a month with extra users at $25, Jobber starts at $49 for one user, Markate at $49.95 plus $5 per extra employee, SiteRecon at $250, and PlanSwift at $2,000 a year. OneCrew and Workiz publish no price, so confirm those in a demo, and Contractor+ shows conflicting figures on its own page, so confirm that one too. Check each vendor's pricing page again before you buy, since plan names and user limits change. These are standard monthly rates read from vendor pages on October 14, 2026, and QuoteIQ's are in its pricing article.

Can software measure a parking lot and count stalls from satellite images?

Software can measure area and line lengths from aerial imagery, but I found no vendor page promising automatic stall counts. QuoteIQ's MapMeasure Pro traces areas and linear footage into an estimate and includes an imagery timeline, and SiteRecon lists striping zones among what its takeoff measures. Both carry limits: QuoteIQ calls aerial measurements estimates to confirm on site, and SiteRecon's speed numbers are its own claims. Count stalls from the imagery, multiply by your per-stall price, and walk big lots before signing a bid, since newly paved or recently repainted lots can differ from older imagery.

How do you estimate a parking lot striping job?

Price standard re-stripes by the stall, then add line items for fire lanes, arrows, ADA symbols, curb painting and layout, and confirm quantities on site. Software helps most with quantities: trace the lot, count the stalls and save the numbers into an estimate. OneCrew's striping estimate template shows the line-item approach, and QuoteIQ's AI Estimator drafts those lines at local pricing from a description and up to five photos, for you to edit. Many shops also add a minimum charge for small lots, and listing your paint and layout assumptions on the estimate shows the customer exactly what's included before they approve it.

Do I have to add ADA accessible spaces when I restripe a parking lot?

Yes. The ADA.gov restriping brief says a business that restripes must provide accessible spaces as the 2010 ADA Standards require. A lot with 101 to 150 spaces needs at least five, and one of every six accessible spaces must be van accessible. Standard spaces are marked at least 96 inches wide with a 60-inch access aisle, according to the U.S. Access Board. Put those counts in your estimate before the first line goes down so they show up in the bid rather than as a change order, and check state and local codes, which can ask for more than the federal minimum. The brief applies to private businesses and local governments alike.

What software helps schedule striping crews across multiple lots?

Jobber offers a drag-and-drop calendar with a map view and lists route optimization on its scheduling page. Contractor+ lists a live crew map, dispatch and route optimization. OneCrew has scheduling and dispatch, and QuoteIQ adds route optimization and Route Density Zones on Elite ($299.99) and above, which I break down in route density or route optimization. A two-lot shop doesn't need route optimization; a crew running six lots a night does, because drive time between lots is the part of the night you can actually shorten. Whatever you pick, ask whether its map view shows tonight's lots together, since that is the screen you will open every afternoon.

Is Jobber good for a parking lot striping business?

Jobber works for the business side: quotes from templates on site, a drag-and-drop calendar, job costing and a client portal, starting at $49 a month for one user plus $29 per extra user. But its features page lists no property or area measuring tool and doesn't mention striping, so you'd measure elsewhere and type the numbers in. SiteRecon's integrations page lists Jobber, which makes that pairing workable, though you'd pay for both tools and keep two logins. If you already run Jobber and only need measuring, that may cost less than switching. Compare the full costs in my Jobber, Housecall Pro and QuoteIQ breakdown.

How does the QuoteIQ free trial work?

QuoteIQ's trial runs 14 days, you don't get a second one, and a credit or debit card is required to start. It begins with 250 IQ Credits whatever the plan, and changing plans during the trial ends it and charges the card on file right away, so choose the plan you'll keep and add your first real lot during the 14 days to see the workflow end to end. Extra users are $25 a month on any paid plan, so a four-person crew on Beginner adds two seats on top of the $99.99. For striping, start on Beginner or above because Essentials doesn't include MapMeasure Pro. The pricing plans article has the details, or book a demo first and see a lot measured before you enter a card.

Bottom Line

If you stripe parking lots with one to ten trucks, put QuoteIQ first: measure the lot, quote the line items, schedule the crew and send the invoice from one app. Add SiteRecon if big-lot takeoffs eat your week, or PlanSwift if you bid from plan sets. Check any price on the vendor's page before you commit, since these were read on October 14, 2026. Book a QuoteIQ demo and measure one of your own lots.
