Best Tile and Grout Cleaning Software (2026): Top 8

14 min read

The best tile and grout cleaning software for most owner-operators is QuoteIQ, which starts at $29.99 a month and lets you quote the same floor at three price levels. I'm Mike Vidan, I co-founded QuoteIQ, and I run a pressure washing company rather than a tile business, so read this as a contractor's comparison written by someone with a stake in the outcome. Below are eight tools, with prices I read on each vendor's own page in October 2026.

TL;DR

  • QuoteIQ is my #1 pick, and you should know I co-founded it. It starts at $29.99 a month for one user, with a 14-day trial and $25 a month for each extra user.

  • No tool in this group is built only for tile and grout. OctopusPro, Servgrow and Joblogic have tile-specific pages, and Markate lists tile, stone and grout cleaning among the services it serves.

  • Starting prices I could read for a month: QuoteIQ $29.99, OctopusPro $36.25, Jobber $49, Markate $49.95 and ServiceMonster $99.99. Servgrow and Joblogic publish annual-billed rates, and Housecall Pro doesn't label its monthly figures.

  • Fixr's cost guide, updated January 31, 2025, puts bundled tile cleaning and sealing at $1.50 to $2.50 per square foot, so per-square-foot pricing is the first feature to test.

  • I haven't used the other seven tools, and I didn't see a tile layout or grout-line takeoff tool on any of the pages I read.

How I Picked These

I checked every vendor's pricing page and industry page in October 2026. A tool made the list if its page names tile, grout, stone or floor care, or if it serves a neighboring cleaning trade and publishes a price I could read. I put QuoteIQ first because I co-founded it and use it in my own business. I ranked the other seven by how directly their pages speak to tile work, then by how clearly they publish a monthly price. I have not used any of those seven, and I don't clean tile for a living, so what I say about them comes from their pages. The Bureau of Labor Statistics counts 2,432,600 janitors and building cleaners for 2025, yet its page never mentions tile or grout, which helps explain why this category has no dedicated shelf of software. Prices are standard monthly rates where a page states one. Where a page shows only an annual rate, I say so.

1. QuoteIQ — Best Overall for Tile and Grout Cleaning

What it is

QuoteIQ is the quoting, scheduling, invoicing and CRM platform I co-founded and use to run my pressure washing business. Its tile and grout page lists tiered per-square-foot options (basic cleaning, deep cleaning with enzyme pre-treatment and grout color restoration), upsell packages that bundle sealing and caulk work, QuoteIQ Cam photos and recurring scheduling. Those are the vendor's claims, and I'll be plain that I have never run a tile crew on it. I use it for exterior cleaning, where the same quote, schedule and invoice loop applies.

Pricing

QuoteIQ's pricing page, updated September 15, 2026, lists five plans: Essentials at $29.99 a month for one user, Beginner at $99.99 for two, Pro at $199.99 for four, Elite at $299.99 for ten and Max at $699.99 for twenty. Extra users cost $25 a month on every plan, and there is a 14-day trial. Options Estimates, the price book, recurring jobs and invoice subscriptions are on all five plans. MapMeasure Pro and QuoteIQ Cam photos start at Beginner, so the $29.99 entry price does not include them.

Where it fits

It fits a solo or two-person tile crew that wants to send a basic, deep-clean and grout-color option on the same floor, then rebook the maintenance clean on a schedule. Job costing and the client portal start at Pro, and chemical and sealer inventory tracking starts at Elite, so a crew that wants material costs per job will land between $199.99 and $299.99 a month. One Google Play reviewer wrote about support, which matters when you are setting up price rules for the first time. The reviewer doesn't say what trade they are in, so don't read this as a tile cleaner's endorsement:

"I've used their support a few times now (via email- general useabilty questions) each time they have responded very quickly, within minutes, or same day." — matt wilson (Google Play review)

Tradeoffs

QuoteIQ has no tile layout or grout-line takeoff tool. MapMeasure Pro is an aerial measuring tool, and the tile page says it estimates interior floor area from property dimensions. Tile is only part of a building's floor area, so I would still measure the tile on site. That page also still shows older plan prices, so use the pricing page instead. AI features draw on monthly IQ Credits, 500 on Essentials, and every extra user adds $25 a month.

2. OctopusPro — Best for Tile and Stone Restoration Crews

What it is

OctopusPro is field service software, and its tile and stone restoration page is written for tile cleaners, grout cleaners, stone restorers and floor polishing teams. The page lists quotes with expiry dates and follow-up reminders, skill-based technician matching, GPS and geofenced check-in, before-and-after photos, and an inventory list for cleaners, sealers, polishing pads and floor machines. I haven't used it.

Pricing

OctopusPro's pricing page lists Starter at $36.25 a month for one admin and one fieldworker. Established is $60 per admin seat plus $6 per fieldworker seat per month. The Unlimited Users plan is a $99 monthly platform fee plus either $1 per booked job or 2% of monthly invoiced revenue, and it needs your own Google Maps API key. There is a 14-day free trial.

Where it fits

It fits stone and tile restoration crews that run several technicians and want booking, a customer portal and WhatsApp messaging in one system. The low fieldworker seat price helps a crew of helpers: one admin and five fieldworkers on Established comes to $90 a month.

Tradeoffs

The part of the page I read doesn't mention square-foot pricing. It points to packages, add-ons and product-linked pricing rules instead. The Unlimited Users plan adds a usage fee and a Google Maps key, and seat-based pricing makes the monthly bill harder to predict than a flat plan. Check how it handles per-square-foot quotes in the trial before you commit. The pricing page is the place to confirm current seat prices.

3. Servgrow — Best for Tile-Specific Service Menus

What it is

Servgrow describes itself as field service software for tile cleaners. Its tile cleaning page lists tile and grout cleaning, grout and color sealing, shower and wet room restoration, natural stone cleaning and polishing, recaulking, anti-slip treatment, tile repair and commercial floor maintenance. I haven't used it.

Pricing

Servgrow's pricing page shows PRO at $19, PLUS at $32 and GROW at $32, each labeled billed annually, for 1, 1 to 3 and 1 to 5 users. No month-to-month rate appears, though the page says monthly billing exists, and extra user fees aren't stated. A 14-day free trial is offered, and the tile page mentions a lifetime promotion without stating the amount.

Where it fits

It fits a tile cleaner who wants software whose service list already reads like their menu: estimates with optional add-ons, one-off and recurring scheduling, online booking, job photos, service plans, reminders and review requests. Because every rate on the page is annual, a crew that wants to start month to month should ask for the monthly price first.

Tradeoffs

The page I read doesn't mention square-foot pricing, the monthly price isn't published, and the lifetime promotion's amount isn't stated. I couldn't verify its track record with tile crews, and I haven't used it. Confirm terms on the Servgrow pricing page before you sign up.

4. Jobber — Best for General Quoting and Recurring Visits

What it is

Jobber is general home-service software. Its carpet cleaning page lists branded quotes with optional add-ons, a drag-and-drop calendar with route optimization, recurring jobs, job photos, invoicing and a client portal. It does not mention tile or grout. I compare it head to head with QuoteIQ in Jobber vs QuoteIQ.

Pricing

Jobber's pricing page lists Core at $49 a month, Connect at $139 and Grow at $199, each with one user, and Plus at $499 with five users. Extra users are $29 a month, and the trial is 14 days.

Where it fits

It fits a tile cleaner who already knows how they price and needs quotes, a calendar, recurring visits and invoices that clients can pay online. Optional add-ons on a quote give you a place to offer sealing after the clean.

Tradeoffs

Each of the first three plans includes one user, and extra users cost $29, which is $4 more than QuoteIQ's $25. Nothing on the page I read speaks to tile, grout or square-foot pricing, so you would build your own price list. See the Jobber pricing page for current tiers.

5. Markate — Best for a Low Base Price with Add-Ons

What it is

Markate is general field service software, and its carpet cleaning page lists "Tile, Stone, & Grout Cleaning" among the services it serves. It lists multi-option estimates, online booking, scheduling and dispatch, checklists, deposits and signatures from the app, a customer portal, job costing and SMS, email and postcard marketing. I haven't used it.

Pricing

Markate's pricing page lists Owner Operator at $49.95 a month and Team at a $49.95 base plus $5 per employee per month, with a 14-day trial. Add-ons are separate, and most cost $10 a month: online booking, a branded customer portal, a lead capture form and automated review requests.

Where it fits

It fits a one-truck tile cleaner who wants a low base price and is willing to add only the pieces they use. With online booking and a review add-on, a solo plan lands near $70 a month.

Tradeoffs

The page doesn't say how many users the base price covers, and the Team plan's wording is garbled, so I inferred its $49.95 base from the page text. Add-ons stack: online booking, a portal and review requests together add $30 a month. Nothing I read mentions square-foot pricing. The Markate pricing page lists every add-on.

6. Housecall Pro — Best for Online Booking and Payments

What it is

Housecall Pro is general home-service software, and its carpet cleaning page lists drag-and-drop scheduling, a customizable online booking page, Reserve with Google, estimates by email or text, payments by card, ACH and saved card, automatic review requests, postcard campaigns, a QuickBooks integration and a mobile app. It doesn't mention tile or grout.

Pricing

Housecall Pro's pricing page labels only Basic's $59 as billed annually. Beside it the page shows $79 for Basic, $189 for Essentials and $329 for Max, which look like monthly rates but aren't labeled, so confirm them at checkout. Basic covers one user, Essentials five and Max eight, and extra Max users are $35 a month. The trial is 14 days.

Where it fits

It fits a tile cleaner whose customers book and pay online and who wants review requests sent automatically. Payment at booking suits a job where you hold a day of someone's schedule.

Tradeoffs

Its monthly prices aren't clearly labeled, Basic is a one-user plan, and nothing I read is specific to tile, grout or square-foot pricing. Recheck the Housecall Pro pricing page when you compare.

7. ServiceMonster — Best for Carpet Cleaners Adding Tile

What it is

ServiceMonster is built for carpet cleaners, window cleaners and pressure washers, according to its carpet cleaning page. It lists estimates and invoicing with QuickBooks sync, a calendar with route creation, GPS and time tracking, online booking, before-and-after photos attached to jobs, complete work histories and automated marketing with direct mail. It doesn't mention tile or grout.

Pricing

ServiceMonster's pricing page lists monthly billing at $99.99 for Basic (one user), $199.99 for Grow (five users, $15 per extra user) and $279.99 for Premier (ten users, $25 per extra user). Annual billing lowers those to $79.99, $149.99 and $229.99. There are no setup fees, but the FAQ says each subscription requires an annual commitment, while the page's summary text says no contract is required, so ask which applies.

Where it fits

It fits an established carpet or exterior cleaning company that already wants a work history and a direct-mail program and is adding tile as a service line. The price is high for a solo tile cleaner.

Tradeoffs

At $99.99 a month, Basic costs more than three times QuoteIQ's $29.99 start. The annual-commitment wording is inconsistent, and the page doesn't mention tile or grout. Read the ServiceMonster pricing page closely before you commit.

8. Joblogic — Best for Contract Floor Care Teams

What it is

Joblogic is field service software registered in Birmingham in the UK, with country sites that include the US. Its tile and floor cleaning page is written for UK tile, grout and floor cleaning businesses and lists job tracking, a drag-and-drop scheduler, an offline mobile app, mobile forms for certificates, job sheets and risk assessments, planned preventative maintenance schedules, job costing and accounting links to Sage, Xero and QuickBooks.

Pricing

Joblogic's pricing page lists Standard from £49 per user per month, billed annually. Premium and Enterprise are on request. The page says most customers commit to 24 or 36 months, though 12 can be arranged, and it shows no month-to-month rate.

Where it fits

It fits a UK tile or floor care company that services contracts and needs planned maintenance visits, signed certificates and risk assessments on file. A five-user team at the Standard rate comes to £245 a month, billed annually.

Tradeoffs

Pricing is in pounds, billed annually, with a typical 24 or 36 month commitment, which is a heavy ask next to a month-to-month plan. The tile page is written for UK businesses, and the pricing page doesn't say whether US pricing differs. The Joblogic pricing page has the current terms.

What Operators Say

Neither of these two Google Play reviewers states a trade, and neither is tagged as a tile or grout cleaner in the reviews database I draw from. I'm including them because they are QuoteIQ users writing about the product, not because they clean tile. Anthony Rivas wrote about starting a new business.

"Great app look forward to using to grow my new business" — Anthony Rivas (Google Play review)
"Great program designed around people who know what they want and need from their business api." — Kyle Hansel (Google Play review)

Frequently Asked Questions

What is the best software for a tile and grout cleaning business?

For most owner-operators I'd start with QuoteIQ, and I'll say again that I co-founded it. It starts at $29.99 a month, lets you send a basic, deep-clean and grout-color-restoration option on one estimate, and rebooks maintenance cleans on a schedule. If you want a vendor whose page is written for tile work, read the OctopusPro tile and stone restoration page and the Servgrow tile cleaning page next. None of the eight tools I read is built only for tile, so test per-square-foot quoting during a free trial before you pay. My carpet cleaning software roundup covers the neighboring trade. Every price in this post was read on the vendor's own page in October 2026.

How much does tile and grout cleaning software cost?

Published starting prices run from $19 to $99.99 a month. QuoteIQ starts at $29.99, OctopusPro at $36.25, Jobber at $49, Markate at $49.95 plus add-ons and ServiceMonster at $99.99. Servgrow shows $19 but billed annually, and Joblogic starts at £49 per user, also billed annually. Crew size changes the math: QuoteIQ charges $25 for each extra user, Jobber $29, and OctopusPro $6 for each fieldworker seat. Check what the entry plan leaves out. QuoteIQ's $29.99 plan doesn't include MapMeasure Pro, which starts at Beginner for $99.99. Add-ons matter too, since Markate charges $10 a month each for online booking, a branded portal and review requests.

How do you price tile and grout cleaning jobs per square foot?

Fixr's cost guide, updated January 31, 2025, lists grout cleaning at $0.75 to $1.25 per square foot, grout sealing at $0.90 to $1.73 and bundled cleaning and sealing at $1.50 to $2.50. Its $548 national average is for steam cleaning and pressure washing a 260-square-foot room. Those are market figures, not a rate card, so build your own from labor, chemicals and travel. Your software should store a per-square-foot rate, multiply it by the measured area and show the customer options. QuoteIQ's price book and Options Estimates are on all five plans. My post on instant quote software for cleaning companies goes deeper.

Can software measure tile floors for an estimate?

Not on the pages I read. QuoteIQ's MapMeasure Pro is an aerial measuring tool, and its tile page says it estimates interior floor area from property dimensions. That gives you a starting number for a house, but tile is usually only some of the rooms, so measure the tile itself with a tape or laser measure and type the square footage into the estimate. I didn't see a tile layout or grout-line takeoff tool on any of the eight vendors' pages, so treat a measuring claim as a rough guide until you've tested it on a floor you've already measured. My flooring estimating software roundup covers installers.

Do I need tile-specific software, or will general cleaning software work?

General software can work if it lets you set your own per-square-foot prices and add services like sealing, recaulking and color restoration. The Jobber, Housecall Pro and ServiceMonster pages I read talk about carpet and general cleaning and don't mention tile or grout. OctopusPro, Servgrow and Joblogic write their pages around tile and stone work. The difference is mostly the starting service list and wording, so your quote template matters more than the label on the software. My cleaning business software roundup covers the general tools. If you pick a general tool, save your three tile options (clean, clean and seal, clean and recolor) as line items on day one.

What should tile and grout cleaning software track besides quotes?

Photos, materials and treatments. Before-and-after photos prove the work, and your sealer, cleaner and pad costs decide whether a job made money. QuoteIQ's photo tool starts at Beginner, job costing at Pro and inventory tracking at Elite. Treatments such as anti-slip coatings are worth recording, since the Bureau of Labor Statistics lists 479,480 private-industry cases with days away from work involving falls, slips and trips in 2024. I'm not giving legal advice, only saying a dated record of what you applied beats having none. Start with photos, since they cost the least to collect and settle the most arguments about what the floor looked like before you arrived.

Is there a free trial for tile and grout cleaning software?

Yes. QuoteIQ, OctopusPro, Servgrow, Jobber, Markate and Housecall Pro each list a 14-day trial on their pages. For QuoteIQ, a credit or debit card is required to start. I didn't find trial terms for ServiceMonster or Joblogic on their pricing pages, so ask before you sign an annual agreement. Use the trial to build one real quote for a floor you've already priced, with options and a sealing add-on, and see how long it takes. If the tool can't hold your per-square-foot rate, move on. Also ask each vendor whether annual billing is required, since Servgrow and Joblogic show annual rates and ServiceMonster's FAQ mentions an annual commitment.

How can I get repeat tile and grout customers with software?

Tile and grout cleaning becomes repeat revenue when you book the next visit before you leave. Set up a recurring job for the maintenance clean, then send a review request after payment. QuoteIQ has recurring jobs and the Review Multiplier on all five plans, so that works on the $29.99 tier. Jobber lists recurring jobs, Servgrow lists service plans, reactivation campaigns and review generation, and Markate sells automated review requests as a $10 monthly add-on. Customers rarely remember when their grout was last cleaned, so a scheduled reminder does that work for you. Pick the tool where the follow-up happens without you having to remember it.

Bottom Line

If you clean tile and grout and want the lowest month-to-month price I could read, with per-square-foot options, I'd start with QuoteIQ, and I'd say so even though I co-founded it. It isn't a tile-specific tool, and it won't measure your tile for you. If you want a vendor whose page speaks directly to tile work, test OctopusPro or Servgrow next. Start a QuoteIQ demo and build one real estimate before you pay anyone.
